Envelope control: 2-storey — vertical to 8.5m then 45° to 12m; 3-storey — vertical to 12m then 45° to 15.5m, measured above platform level, on the front and rear planes only. Where the envelope control is not indicated the model defaults to 3-storey. Stepped sites step halfway along the depth and keep separate floor levels each side of the step, with the envelope cap slanting between the front and rear datums. Max build-up includes the car porch slab; estimated max GFA counts the 1st, 2nd, 3rd storeys and attic only. Site coverage = (1st-storey footprint + car porch roof) ÷ plot area, so GCB and Detached default to no car porch to maximise the internal footprint. A coverage cap applies to GCB (45%) and Detached / Bungalow (50%) only; when it is exceeded the footprint is squared up on all four sides. No coverage cap applies to semi-detached, corner terrace or intermediate terrace plots, where coverage is reported for information only. Where a public sewer crosses the site, the no-build corridor applies to every storey; with a sewer trench constructed, only the 1st storey is held back and the storeys above return to the standard setbacks (subject to PUB agreement). Attic must sit wholly within the envelope and needs ≥3m floor-to-roof. Car porch: 2.40m setback, slab at 2nd-storey level but never above 4.5m, no roof, 1m parapet/railing.
